**Tramway Sierra Summit** HOA Statement: ● This rental is located in a residential neighborhood. Loud parties and disruptive behavior are not tolerated. This neighborhood is monitored by a 24/7 call service. ● Quiet hours are 9 pm - 8 am. ● Two (2) cars maximum allowed* Renters are required to properly display a host-provided parking permit on the driver’s side dashboard of their vehicle. Failure to display the parking permit may result in a citation and fine of $500 to the owner of the vehicle. ● Fireworks, wood fire pits, and charcoal BBQs are strictly prohibited. ● During inclement winter weather either 4WD and snow tires, or 2WD and chains are required to access this Unit. All guests must move all vehicles within 24 hours of a snow storm. ● All dogs must be on a leash at all times and owners must pick up feces immediately and dispose of them in an appropriate trash container or dumpster. **HIGHLIGHTS** Pet friendly - 2 dogs max (We love dogs but PLEASE no dogs on furniture). Super close to ski lifts Fenced in deck for pups. **COUNTY RENTAL LAWS** (Pertains to all homes in the Tahoe area. Up to $2,000 fine and possible eviction if not followed.) 1. 9pm-8am is the county quiet time for all rentals. 2. Trash goes into a bear-box or community dumpster. DO NOT leave trash outside. 3. We cannot host any more than 8 people at this home or allow parties due to county permit restrictions. 4. No extra cars, parking on the street, OR parking in the dirt. **GOOD NEIGHBOR** - Pet rules: 2 dogs max. Please pick up all dog poop and only walk dogs in common spaces, not on the deck. Please keep dogs leashed when outside and keep dogs off the furniture and bedding. - There is parking space for up to 2 vehicles in the parking lot (first parking lot on the left once on Tramway Drive). - Please note, there is 1 full flight of stairs to the front door and then one more full flight of stairs to reach the bedrooms. - The deck of this home is shared with a neighbor (this is one half a duplex). Please remain on the Unit A side of the deck at all times and do not let your furry friends wander onto the neighbors side. - Although, well insulated, this unit is a duplex meaning it shares walls with the other unit. As a result, please be extra respectful of the noise and the county quiet time. **QUIET NEIGHBORHOOD** In Tahoe, it's so quiet at night you could hear a pin drop. Please understand this is a family environment and excessive noise will disturb other residences. Short-term Vacation Rentals are currently under serious attack by regulators. Noise complaints will add fuel to that fire. Please be respectful. **TRAVEL INSURANCE** We highly recommend all of our lovely guests purchase travel insurance, as all vacation rental apps normally do not refund for COVID, smoke, fire, weather, snow storms, road closure, etc.. **REVIEWS** Please understand we take reviews very seriously. This is not a management company renting this home. This is a mother and son renting their individual ski house and managing it directly. Feedback we receive from you we focus on improving guest experience. That being said, private conversations about any issues are most appreciated. We will make every attempt to correct problems as they occur and if that's not possible we promise to improve things for future stays. **WINTER TRAVEL WARNING** Lake Tahoe has had some unprecedented winters recently. That said, during winter conditions can be unpredictable. The road to the house may be closed or the house be inaccessible. We will do everything we can to warn you before these sort of evens damage your vacation. Pursuit of refunds will also be expedited in those cases. By law, all vehicles in Lake Tahoe will need to carry chains, even 4WD vehicles. In winter months, it is not recommended you travel here in a 2WD vehicle. Our roads are steep and icy so even when it's not snowing, conditions may be hard to navigate. **POWER OUTAGES** Power outages are very common in Lake Tahoe. Tahoe homes do not have generators. Coming to Tahoe in the winter months requires a lot of patience and a sense of adventure. But probably some incredible skiing with spectacular views. **LATE CHECK OUT** Please let us know 24 hours prior to check out if you wish to request a late check out. First hour is free then $25/hour after that not to exceed 1pm. Please note, our cleaners sometimes travel up to 1 hour to clean this home so please respect the 11am check out time. They promptly arrive at 11am. **FAMILY OWNED** This home owned by a family and not a company. We take a lot of pride in this home and attempt to keep it in the best shape possible. My name is Jordan and my Mother's name is Diane. In many cases one of us will be personally involved in issues with the house. ** HIGH FIRE RISK** Lake Tahoe is a high-risk fire area. Fieworks, wood fire pits, smoking/inproper disposal of cigarette butts and charcoal bbq's are strictly prohibited. **BEARS** Bears and other wildlife frequent this area so make sure to lock up when you leave home, always lock your car doors, roll up car windows, and never leave trash or food items outside. **CRITTERS** Spiders, cobwebs and little mountain mice are common in the mountains. **BBQ/DECKS** The bbq is not serviced, other than the propane. So please clean up best you can after use. The decks are shoveled in the winter but require a winter surcharge due to the exorbitant costs associated with the extreme snow at this elevation in the mountains. **SECURITY** This home has external only security cameras. These are owned by the neighbor and not intended to be intrusive. We take guest privacy very seriously. There is never indoor cameras. **PETS** Please note this home can accommodate up to two dogs. There is a pet fee due to additional cleaning expense with pets. **OWNERS** Jordan Rolih and Diane Rolih This is our personal vacation home. Located near the top of Kingsbury this home is super close to Stagecoach and Bolder Lodge chairlifts. It is also within walking distance to the Fox and Hound restaurant and bar as well as a small market and ski rentals. Beautiful location in the midst of the Sierra-Nevada mountains.

Guest Access

Guests will have access to the entire home. Please understand this is a family residence and is maintained directly by the owners for their enjoyment as well as guests. It's a beautiful location with great access to all the outdoor activities around Lake Tahoe. Please note this is Unit A of a duplex so it is located in fairly close proximity to neighbors.

We had an amazing stay at this home in Stateline! The house was beautiful and the scenery around was indescribably gorgeous. The home had everything we could need and was carefully decorated and arranged for our stay! Jordan was super responsive with anything we needed at all times. The games and little (or big) objects around the place made us smile nonstop throughout our stay. The instructions left (for garbage, heating, checkout) were super easy to follow and we really had a feeling that were were at home away from home. Will definitely look for this exact spot the next time time we go visit Staline/South Lake Tahoe. Thank you Jordan!!!

This cabin was absolutely magical. Surrounded by snow-covered trees, it felt like stepping into a winter wonderland. The cabin itself was cozy, beautifully kept, and thoughtfully stocked with everything we needed for a relaxing stay. Waking up to peaceful snowy views outside every window was unforgettable. It was quiet, serene, and the perfect place to unwind and reconnect with nature. I would stay here again in a heartbeat!

Our small family of 4 people and 2 small dogs spent the week here and Jordan’s home made the stay wonderful. It was very close to Heavenly Village and even though the snow hadn’t arrived, we made it up the gondola several times during our visit and even got to tube before we left! The neighborhood was exactly perfect for our family, quiet and peaceful - and the convenience of parking just coming and going super easy and stress free - no fighting for a spot! Highly recommend for families looking for a quiet home with proximity to Heavenly Village.

Find us

There is a free ski lift shuttle which stops at the parking lot next to the house. This shuttle will also take guests into S. Lake Tahoe and Stateline near the lake. Carson Valley lines may also be available.
